1. How long will my inspection take?

 

That all depends on the size and condition of the property, and on the type of inspection requested. Most inspections take between 1.5 and 2.5 hours. 

Rest assured that we will never rush through an inspection. We allow approximately 4 hours per inspection, and use this time to ensure you get a thorough and accurate report.

2. What areas of the property are inspected and included in the report?

 

All accessible areas are visually inspected. This includes: 

Building structure; roof covering; roof trusses; eaves; flashing; chimneys; gutters; downpipes; drainage; foundations/footings; flooring; sub floors;  bathrooms; toilets; laundry; bedrooms; windows; doors; walls; skirtings and cornice; heating/cooling; hot water service; tapware; flow test; fixed electrical appliances, eg. ceiling fans/ovens/stoves/range hoods/exhaust fans, etc; asbestos; fencing; retaining walls; and salt damp.

3. Can’t I just perform an inspection myself?

 

Inspecting your own potential house is not recommended. Our highly skilled team are specially trained to look for things you may miss. We are equipped with the latest tools and technology to assist us in finding potential problems. 4. What happens if some problems are found during an inspection?

 

Potential problems come up during inspections frequently and in many cases, the seller is not always aware of them. Our detailed reports will highlight any problems, and will also make recommendations regarding their rectification. We are on your team! As the buyer, you can confidently negotiate repairs to be made before you purchase the property, saving you $

 

 

 

5. Who can be present during the inspection?

 

Almost certainly the agent will be there. We encourage you to be present at the inspection, but if you can’t make it, we will photograph and document (in detail) everything you need to know. We will follow up with a phone call to you to discuss any findings once the inspection is done.

6. What is the cost of an inspection?

 

The cost of an inspection will vary depending on the size of the building, the condition of the building and what inspections are being carried out. Our inspections start at $299.00 (inc GST).

7. How will I receive my report?

​

Once your report is finalised you will have it in your inbox by 7pm that same day.
